SLS proprietary AI title automation & acquisitions
Know Who Owns It. Reach Them Before Your Competition.
SLS combines experienced land professionals with proprietary AI title intelligence and proven acquisition execution. The technology works continuously while SLS title and land professionals retrieve missing records, validate exceptions and turn ownership intelligence into action, from target area to signed agreement.
Measured benchmark: 233.3 conventional landman hours versus eight SLS processing hours for 800 instruments and 1,200 pages. That is approximately 29 times fewer processing hours under the model's stated assumptions.
Operating Across Live Title and Acquisition Programs.
SLS's proprietary title technology is currently deployed across seven active projects, including:
Vanguard surface titlePhase One is an active 7,000-tract program across New Mexico and Texas. Upon completion and approval, the program is expected to advance in phases toward nearly 80,000 total tracts. Current planning throughput is 10 to 15 completed surface tracts per day inclusive of record gathering and conveyance-document intake.
Mineral-buyer AOIsContinuous mineral and leasehold ownership development across defined areas of interest to identify acquisition opportunities.
OCC activity and outreachMonitoring pooling and increased-density filings, developing respondent ownership and initiating automated owner-letter outreach.
Geology-led prospectingDeveloping mineral ownership in active oil and gas areas selected by geology-driven firms before drilling programs advance.
Pre-acquisition diligenceRunning surface, mineral and leasehold title for interests under agreement while flagging encumbrances and potential curative requirements.
Solar and data-center titleDeveloping surface and mineral ownership for acquisitions, title-company review, mineral set-asides and surface-use risk management.
Scope and throughput vary with record availability, jurisdiction, chain complexity and required deliverables.

What Is Traditional Title Really Costing You?

Apples-to-apples assumption
When complete records are available electronically, both workflows begin with the same record set. When they are not, retrieval time and cost are shown separately. Automated processing is not presented as final delivery: experienced land and title professionals review the work before SLS delivers an Ownership Report or acts on it.

How pricing is recommended. The customer does not select a price tier. The calculator recommends a preliminary category from the ownership scope, number of tracts and known title conditions. Instrument and page totals refine workload, but volume alone does not define title complexity.
How the conventional model works. Research time includes page briefing plus instrument-level indexing, cross-referencing, title chaining, briefing and data entry. Staffing changes the schedule, while total labor hours remain tied to the entered record volume. The default assumes five minutes per page and ten additional minutes per instrument. A one-tract surface examination has a 16-hour conventional research floor before retrieval, reflecting tract setup, grantor-grantee searching, chain reconciliation and report preparation. Mineral and leasehold scopes carry higher floors because they require additional ownership, lease and HBP analysis.
How the SLS research estimate works. The processing estimate is calibrated to an actual SLS operating benchmark: 800 instruments and 1,200 pages processed in eight hours. That equals 100 instruments or 150 pages per processing hour. The calculator uses whichever entered volume requires more processing time. Automated processing is shown separately from professional review and final delivery.
Pricing. Ownership Reports start at $1,000 per tract for straightforward work, $2,000 per tract for standard work and $3,000 per tract for complex work. Final pricing is confirmed after initial scope review. Large AOI, multi-tract and leasing programs are custom scoped and are not priced by multiplying the published per-tract starting fee.
This is an illustrative planning model, not a quote, title opinion or delivery-time guarantee. SLS delivery timing is confirmed after scope review because it includes professional review and any required record retrieval. Final pricing and timing depend on jurisdiction, record access, title history, ownership complexity and required deliverables. Experienced land and title professionals validate the AI-assisted work.
What the technology does
Title Built Forward From Sovereignty.
SLS deploys multiple specialized title workflows that operate continuously across surface, mineral and leasehold title. They search by legal description and name at the same time and, when the required records are available, build the chain forward from sovereignty to develop an integrated ownership picture across the relevant estates.
This is not simply document retrieval or a faster courthouse search. The technology performs substantive title processing at scale, 24 hours a day, seven days a week.
As instruments enter the chain
Extracts and organizes recorded instruments
Connects parties, legal descriptions and conveyances
Tracks surface, mineral, royalty and leasehold interests
Identifies encumbrances appearing in the records reviewed
Calculates ownership interests through the chain
Flags potential gaps, conflicts and curative matters
Geospatially maps the interests and ownership developed through the title process
When required records are not available online, SLS personnel retrieve them from the courthouse or abstract plant. Experienced SLS title and land professionals then review exceptions, validate the resulting ownership picture and determine where additional research or curative work may be required.
Professional review
Technology Accelerated. Landman Reviewed.
SLS uses proprietary technology and AI-assisted workflows to increase title and ownership research capacity, but technology does not replace professional judgment.
Ownership Reports and acquisition work products are reviewed by experienced land and title personnel before delivery. Complex title, leasehold, production, heirship and curative situations are escalated for human review.
One integrated workflow
Ownership intelligence is the beginning, not the deliverable.
Faster title creates an advantage only when it leads directly to credible outreach, negotiation and acquisition. SLS keeps that work under one roof.
AI-Assisted Title Intelligence
Turn courthouse records, instruments and existing files into organized surface, mineral, royalty, leasehold and working-interest ownership intelligence, including encumbrances of record and geospatial mapping of the interests identified.
Land & Site Acquisition
Move from target-market screening and parcel identification through ownership research, landowner outreach, negotiation and closing.
Minerals & Leasehold
Evaluate mineral, royalty and leasehold ownership, investigate fragmented interests and support targeted acquisition campaigns.
Assemblage & Rights-of-Way
Coordinate multi-tract programs, easements, surface agreements, transmission, pipeline and other infrastructure corridors.
Brokerage & Transaction Execution
Keep diligence, counterparties, agreements and closing requirements aligned under one accountable SLS workflow.
Landowner Outreach
Reach the right owners with local credibility, discretion and the context required to move a serious opportunity forward.
